We are located in a mountain valley known as San Luis. Please look up the area first and spend some time researching the area so you can decide if it be good fit for you. Located about 3 1/2 hours SW of Denver. 

I am looking for someone who will respect my property as well as the others visitors and follow some simple rules. This is not a formally managed location, and has no real infrastructure, it is raw, wild and natural.

This is a very beautiful mountain rural area, many of our neighbors have livestock, and I have a few pot belly pigs that are pets. It is very peaceful, quite here and the sky is full of stars without the unsightly city lights.

The San Luis Valley is the world’s largest Alpine Desert Valley. It is 180miles SW of Denver. The average altitude is 7,500 feet. It is approximately 125 miles long and over 65 miles wide. Surrounded by peaks of the Sangre de Cristo mountains to the east and the San Juan mountains to the west, the valley is the size of Connecticut and is larger than some states and countries. Everywhere you go here, majestic mountains are surrounded by many attractions and provide the ultimate environment for the outdoor enthusiast.

The ranch is located about 70 miles from the latest body of water in Colorado known as Blue Mesa Reservoir. Also, the ranch is located along the base of the Beautiful Sangre de Cristo Mountains just 47 miles North of Alamosa and 40 North miles of the Great Sand Dunes National Park. And then there is Zapata Falls includes approximately 2,100 acres and is surrounded on all three sides by the Rio Grande National Forest and BLM land. Wolf Creek Ski Resort is approximately 130 miles away, Monarch Ski Resort is just 60 miles away, and Taos Ski Valley is 120 miles away.

There is downhill skiing, cross country skiing, snowboarding, sand boarding, horseback riding, flying fishing, mountain biking, hot springs, and water rafting nearby as well.

Our rental payment structure is designed to be fair and equitable. If your household income is greater than $25,000 a year, you’ll pay $440.00 per month plus a fully refundable security deposit of $224.00. If you’re looking for a six month or longer lease, the rate drops to $350.00 per month plus the same fully refundable security deposit. If your household income is less than $25,000 a year, you’ll receive a 20% discount on your rental rate.

I’ve been at the homestead for 6 years and have found it to be a positive and peaceful place to live. The atmosphere is cooperative and friendly. The views are beautiful and the weather is mild and nearly always sunny. I’ve become a seasoned Off-Gridder here and think this is a great place to live.

In the Summer of 2022 I chose to stay at Michael Hewitt’s Colorado Mountain Valley RV Spaces in Moffat Colorado. I knew it was in the middle of no where and that there were few amenities. But that was what I was looking for. I carved out a space for my camper and had a great summer. I was happy to be able to get work done on my rig, packages were delivered by the online companies in a timely manner directly to my camper.

There were two weeks that I happily did not leave the property. (Ran out of underwear, had to go to the laundromat and re-fill food stuffs). The views are just short of unbelievable. I even saw a double reverse rainbow! There are two hot springs within a few miles both of which are very nice and not unreasonably priced. Most of the few tenants are long term, some with multiple years on property. They all were friendly and helpful on the times I needed assistance with two-person tasks.
